These figures are printed on the drawings themselves, in each drawing’s own area table. They are the only carpet areas anyone has published for this project, and carpet area is what a home is sold on under the Act — always compare homes on it rather than on the super built-up headline. Carpet works out at 63%, 61%, 63% and 63% of super built-up across the four, a consistent loading. No drawing has been published for the 1 BHK.
Three of these four drawings — the 2 BHK Grand, the 3 BHK Comfort and the 3 BHK Grand — are the same image files published on purvavarthur.com for Purva Varthur, a different Puravankara pre-launch about 30 km away in Gunjur. They match at a Hamming distance of 0, 0 and 1 on a 9×8 perceptual hash, at identical pixel dimensions. The sheets carry no project name, no tower reference and no unit number: they are unbranded “Comfort” and “Grand” product-line layouts of the kind a developer reuses across launches. Treat them as a guide to the layout type, not as evidence about this project, and ask for the RERA-filed plan before you rely on a dimension.
